Island Lake is a waterfront village close to the Chain O Lakes, where a large share of property has lake-facing access, a dock or a boathouse. The lock work here is dominated by openings that sit in weather year round and by properties that are not occupied every week of the year.
Island Lake is defined by water. Homes are often arranged around a lake or a channel, and the practical access points are a patio door, a dock, a boathouse or a walk-out lower level rather than a front path.
That has consequences for hardware that a standard household specification ignores. This page covers what we do here and how to avoid fitting interior-grade locks to exterior conditions.
Boathouse and dock hardware rated for exterior use
A boathouse, a dock box or a shed near the water is not an interior environment. Humidity is high, temperature swings are wide, and in winter the mechanism is exposed to freeze and thaw. An interior-grade cylinder in that setting will corrode, seize or fail within a few seasons, and the failure is usually reported as a lock that has stopped working rather than as a specification mistake.
The workable approach is to keep moving parts protected and out of standing water, to choose hardware rated for exterior use, and to service it rather than wait for it to seize. On a boathouse door a through-bolted hasp with a shrouded padlock is often more durable and more honest than a domestic lockset.
- Boathouse, dock and shed hardware rated for exterior exposure.
- Through-bolted hasps and shrouded padlocks on outbuildings.
- Patio and sliding door locks on lake-facing openings, including auxiliary and multi-point options.
- Servicing locks on structures that are only used seasonally, before they seize rather than after.
- Rekeying and cylinder replacement on the house itself.
Patio and sliding door security on lakefront homes
On a lakefront property the patio or sliding door facing the water is often the main way in and out. It is also, on most houses, the least secure opening: a small hook latch engaging a keeper in a thin extrusion, sometimes on a panel that can be lifted from its track.
Layering inexpensive measures is more effective than buying one expensive lock. An auxiliary or through-frame lock attaches the panel to the jamb. A multi-point latch spreads the load. A bar in the bottom track stops the panel sliding and resists lifting. On a door used constantly, the priority is that the security measures do not make the door annoying to use, because a lock that is inconvenient will be left undone.
Key control on properties that stand empty
Many properties here are not occupied every week. A lock on its own does little for a house nobody is watching, so the priorities shift toward removing the easy ways in and knowing who holds a key.
That means getting the exterior doors onto one key, removing every copy that cannot be accounted for, and making sure at least the main entrances have a deadbolt that throws fully and a strike that is anchored properly. Contractors, cleaners and neighbors may all have held a key at different times, and re-keying on a schedule rather than after an incident is the cheaper approach.
Storefront and back door security
Local shops and services need dependable storefront security rather than anything elaborate. The faults we see most are back and side doors that no longer latch because the frame has moved or the closer is set badly, and rear doors left on a single passage latch with no deadbolt.
For a small business, a master key system with a sub-master for staff handles access management at low cost, and access control can be added later on the one door that actually needs a record of use.
Office hours and what to tell us
We are open Monday through Saturday, 08:30 to 17:00, and closed on Sunday. Seasonal properties are best booked around the times you are present, and it helps to tell us which structures are involved, because a boathouse and a front door need different hardware.
